Buying a Home in Utah: What You Need to Know to Prepare

Buying a home is exciting and sometimes challenging, especially in a state as diverse and as Utah. I love Utah because of the landscapes that range from the stunning Wasatch Mountains to the vibrant city centers like Salt Lake City and Provo. Utah offers a variety of options for both first-time homebuyers and seasoned investors. Whether you're relocating to this beautiful state or buying your first home, understanding the steps involved in the buying process can set you ahead of others - Check out my Buyers Guide Here. Before the buying process begins, here are areas to check in with and familiarize yourself with to make the process a lot smoother.


Understand Your Financial Situation

Budget Money

Before you begin your home-buying journey, it’s crucial to assess your financial situation and prepare. Look at debt, budget, credit score, and savings to put yourself in the best possible financial situation to purchase a home.


Start with paying off as much debt as possible. Not only does decreased debt help with debt to income ratio's but can also help you not feel 'house poor' after you purchase a home.


Next, create a budget that outlines your income, expenses, and how much you can reasonably allocate for a down payment and monthly mortgage payments. Most homebuyers aim for a down payment between 3% and 20% of the home’s price. For example, on a $400,000 home, a down payment could range from $12,000 to $80,000. Don't let a down payment hold you back, there are programs available to help and ways to structure offers to help with a down payment.


Evaluate your credit score. This affects your mortgage options and interest rates. A credit score above 700 is generally considered favorable, allowing access to better mortgage rates, while scores below 620 may limit your choices and could lead to higher rates.


Don't forget to factor in additional costs, such as an average of 2-5% of the home price for closing fees, property taxes (which can be about 0.6% of a home's value in Utah), realtor fee's, and homeowners insurance.


Get Pre-Approved for a Mortgage

Once you have a clear understanding of your finances, it's time to get pre-approved for a mortgage. Reach out to several lenders to compare interest rates and loan terms, which can vary significantly. A pre-approval letter shows sellers that you are serious and financially capable, giving you an edge in a competitive market. If you need suggestions on lenders, I have a handful I recommend, but sometimes your existing bank is a great option too.


During the pre-approval process, lenders will assess your credit history, income, and debt-to-income ratio. Pre-approval involves a thorough analysis. Once you have a pre-approval it's time to start looking at homes and to put in an offer!


Research the Utah Housing Market

Understanding the local housing market is essential when preparing to buy a home in Utah. Sometimes this is as simple as checking out some of the statistics in your county - Click here for common statistics. Other things to look into is areas that are growing fast, where new construction is, etc. This will give you a good perspective of how competitive the area you're interested in is, and what steps you need to take to ensure you offer is selected. Your Realtor should be able to help guide you through the process.


Websites like UtahRealEstate.com, Zillow.com, Realtor.com and more are great sites to research different neighborhoods to gain insight into their amenities and property values and can provide up-to-date listing information and market trends.


Utah's primary site and most up to date is UtahRealEstate.com that will have properties all over the state. There are other sites for more specific areas such as Park City - https://pc.springidx.com and Southern Utah https://my.flexmls.com/wcbr.


Identify Your Must-Haves and Deal-Breakers

Pro's and Con's

Every homebuyer has certain features that are essential and others that can be deal-breakers. Create a list of must-haves, which may include specifics like the number of bedrooms (many Utah families seek at least three), outdoor space for activities, or proximity to schools. Equally, determine what aspects would be unacceptable, such as properties lacking parking or on busy streets.


Lastly, be aware that the 'perfect home' doesn't exist. There will always be some things that need to be changed to be perfect for you. Establish how much work if any you're willing to do to make the home perfect for you.


Start House Hunting & Make an Offer


Now comes the fun part: house hunting!


Using your list of must-haves, work closely with your real estate agent to visit homes that align with your criteria. Try to not go to homes that are outside your budget or don't fit your criteria as this can confuse the process.


After each visit, take notes and assess factors like the property's condition and neighborhood feel. Consider how well each home fits your lifestyle preferences. Don’t rush the process; finding the perfect home can take time. It’s crucial to find a space that feels right for you and your family.

After seeing a few homes start ranking them with your favorite and the one that fits the best as number 1.


Offer Paperwork

Once you've found a home you love and that's a good match, it's time to make an offer!


Consult your real estate agent to determine a fair price based on current market conditions, the property's condition, and recent sales in the area. Your agent will help you draft an offer that includes contingencies, such as favorable results from a home inspection or securing financing.


Be prepared for negotiations. Sellers may counter your offer, so it's important to know the most you're willing to pay for the home, even if it's over the value, but don't forget your budget and other limits.
